Funding
The Housing Trust serves as a non-profit depository for the collection and disbursement of funds from the public and private sectors dedicated to increasing the inventory of affordable and workforce housing in Orange County as well as opportunities for homeownership. Programs include:
- Attractive pre-development financing to builders of affordable housing to assist in the acquisition of land and pre-construction activities that will boost the inventory of lower cost housing options.
- Meaningful ownership financing options in the form of lower cost 2nd TDs and down payment assistance to improve the ability of Orange County residents to fulfill their dream of becoming homeowners.
To date, the Housing Trust is capitalized with funds from the following sources:
0% 5-year deposits to NHS of OC, CDFI totaling $2,300,000
CDFI Fund Capital Grant to NHS OC used to fund OCHT activities: $500,000 Grants from NeighborWorks America to NHS OC to support OCHT: $250,000 Loan from Merrill Lynch Community Development Bank to NHS OC. (3 year loan at 2.65%) : $1,000,000 Loan from Wells Fargo to NHS OC at 2% for 10 years to provide 2nd mortgages: $500,000 Loan from Wells Fargo to NHS OC at 2% for 5 years to provide pre-development loans: $500,000 |
